Every submission runs a gauntlet before the county ever sees it: the right forms, in the current edition, at the right scale, with the right signatures, against the jurisdiction's own checklist. Then it gets filed, tracked, and defended — comments come back through us with a correction plan attached.

Mistakes are the expensive part of permitting. A rejected package doesn't just come back — it goes to the back of the line. The check is cheaper than the line.

Why not have someone in the office handle the permits?

They can — on their fourth or fifth try. Jurisdictions publish forms, not judgment: which reviewer reads what, which checklist edition is current, what triggers a resubmittal. That judgment is bought at the counter — seven-plus years of it, four hundred permits a year — and a resubmittal sends your project to the back of the line. That trade is the whole business case.
